Maybe the term real estate agencies as there are in Warsaw - the largest ones - can not be called corporations, but network offices, but I will use this synonym to be able to give a more approximate comparison of scale.

I think a lot of people, don’t need an answer to this, because as we know, many corporations rely on quantity. They have certain standards imposed on them and the number of offers they are supposed to accept each month, but small Warsaw real estate offices do not have top-down quantities of offers. And why? Because realtors focus on the quality of their services, so that offers are well vetted legally as well as substantively. Priority is given to exclusive contracts, which ensure total commitment on the part of the broker. It is known that a different approach is taken to an offer that an intermediary has on an exclusive basis, and a different approach to one where 7 agents manage a given offer and there is inconsistency in information.
Very often in small real estate agencies, agents cooperate with each other, support each other with knowledge and experience and exchange offers. There is no serenity or rivalry. What is very good for the process of the whole transaction, the less we are pressured and have a better atmosphere at work, the more flexible we are – also in issues of contract amendments or remuneration, but in large corporations some issues are not negotiable – such as precisely changes in the contract or negotiation of cooperation terms.
It's hard to say unequivocally with which real estate agency in Warsaw to cooperate, because agency - agency is not equal. It is worth doing a thorough research and checking with whom our cooperation will be the best. We can sign an exclusivity contract for a short period of time with the possibility of its termination, should the process of sale or rental not be fruitful.
