Is cooperation with a small real estate agency as fruitful as with network real estate agencies?

And how is it with real estate agencies in Warsaw? Is it worth looking around for a smaller agency, or is it better to work with the big chain real estate agencies in Warsaw? Who will actually sell me an apartment faster, and who will rent to me?

Which Warsaw real estate agency will be the most effective?

In fact, you shouldn’t lump them all together, every company this big and this small is more or less different, there is not really a rule, but there are a few issues that are very often duplicated in most companies. And due to the fact that our team has experience in larger and smaller real estate agencies in Warsaw, we noticed a few differences between large and small real estate agencies in Warsaw, which were evident in everyone.

Maybe the term real estate agencies as there are in Warsaw - the largest ones - can not be called corporations, but network offices, but I will use this synonym to be able to give a more approximate comparison of scale.

Differences between a small real estate agency and network real estate offices.

I think many people have experience of working in a corporation or you have heard more than once how often, there are different processes. Every decision has to be approved by many departments, and approval to execute your idea usually has to be signed by a couple of people.

Big corporations also need a lot of people, more than in smaller companies, so they usually don’t pay such a huge amount of attention to whether an employee really has the whole range of necessary qualities and skills for the job. I’m not talking about corporations at the , “top” level, where an internship entry on a resume is at a premium,

but about average corporations, where a person is not as important as his sales score. In contrast, the smaller, top real estate agencies in Warsaw, put a lot of emphasis on the skills, character and aptitude of the real estate agent in the future position. This is very important, since the job of a realtor is to be one hundred percent professional.

In addition, there is also a high turnover of employees in network real estate offices. Sometimes the sale of real estate is a very time-consuming process, which can take up to 1.5 years (in the case of houses) – and the agent during this time changes jobs so in addition, in the meantime we have a change to another realtor, which may not suit everyone.

Another aspect is the individual approach to the client. When we apply to a specialist, we expect our interests to be taken care of and we want to be served from A to Z and we have a need to be sure that the realtor will help us with all the issues that are difficult for us and is not limited by time because he has to catch up with his sales plan.

So will a small real estate agency in Warsaw be better than a large corporation of real estate agents?

I think a lot of people, don’t need an answer to this, because as we know, many corporations rely on quantity. They have certain standards imposed on them and the number of offers they are supposed to accept each month, but small Warsaw real estate offices do not have top-down quantities of offers. And why? Because realtors focus on the quality of their services, so that offers are well vetted legally as well as substantively. Priority is given to exclusive contracts, which ensure total commitment on the part of the broker. It is known that a different approach is taken to an offer that an intermediary has on an exclusive basis, and a different approach to one where 7 agents manage a given offer and there is inconsistency in information.

Many times we have encountered situations where real estate owners transferred their offers from large, chain real estate offices in Warsaw to ours, explaining that they felt as if no one, did not deal with their real estate sales offer, and callers – potential customers did not get many answers about the property. And why? Real estate agents from larger, chain offices have too many listings to be able to know and remember their details. Which, unfortunately, does not please many interested parties and is many times perceived as an unprofessional action.

Very often in small real estate agencies, agents cooperate with each other, support each other with knowledge and experience and exchange offers. There is no serenity or rivalry. What is very good for the process of the whole transaction, the less we are pressured and have a better atmosphere at work, the more flexible we are – also in issues of contract amendments or remuneration, but in large corporations some issues are not negotiable – such as precisely changes in the contract or negotiation of cooperation terms.

It's hard to say unequivocally with which real estate agency in Warsaw to cooperate, because agency - agency is not equal. It is worth doing a thorough research and checking with whom our cooperation will be the best. We can sign an exclusivity contract for a short period of time with the possibility of its termination, should the process of sale or rental not be fruitful.
