How to prepare a property for sale/rent in terms of preparing an offer by a real estate agency?
Before starting to present the property to potential customers, the showcase is the photos of the property in question. The photograph of the house is the customer’s first impression, which is in most cases decisive, and the assessment is made within the first dozen seconds.
In order for a real estate agency to prepare a good offer of an apartment for sale / rental should be properly prepared by the owners:
1. Prepare mentally.
In order to proceed with the professional sale of a house/apartment, it is important to change our thinking, and to gain distance from our own property. It is worth starting to think strictly in terms of sales, so that we can more easily hand over our nest to other hands. The future owner may have a different opinion about the various elements of the apartment, which is why distance is so important. And for there to be distance, we need to prepare for the sale mentally and say goodbye to the old walls.
2. Remove things from the entire apartment that identify the owner.
Most people who want to buy or rent an apartment do not want to see the personal items, photos, etc. of the owners. Everyone wants to feel like they’re already at home, and the owner’s personal belongings unfortunately won’t help with that. Therefore, even if you rent a property, try to keep it free of sundry photos, vacation mementos, clothes, political views or other personal niceties.
3. Comprehensive cleaning.
4. Light up the apartment.
5. Home staging.
5. Prepare the garden.
7. Renovate/refresh the apartment.
If the apartment needs to be renovated, it is best to at least refresh it, including painting the walls, fixing defects in the apartment. Small details can help you negotiate a better price.
