After baking the pizza, only the customers decide whether they want to try it and pay for it. The work of the Real Estate Agent is similar. He deals with everything from the beginning: property valuation, taking professional photos, video recording, investing in marketing, advertising, fuel, contact with potential customers, showing the property, preparing all kinds of documents and contracts. He spends a lot of time – and he gets paid only when the sales contract is signed.
Having our own apartment or house, each of us would like to get the highest possible price. We often approach the property with great sentiment and may overestimate it, but also underestimate it and offer too little. All this is due to a lack of knowledge of the market. Another argument may be the unprofessional photos taken by ourselves, and thus the property shown unfavorably. Not every one of us has a good camera at home and a tripod. Most people use a phone, which does not always have a wide-angle lens, or good resolution. Photos of poor quality and without the knowledge of photography may significantly reduce the room or not show many qualities. Our agents are trained in photography from the beginning, additionally they take pictures on very good and professional equipment. They know how to show all the advantages of the property.
Another problem may be placing an offer on different portals. Many times a single offer is not effective, so a large financial contribution and a change of offer – a description and even photos. It is a tedious process, an offer cannot live its own life, we have to modify it many times.
Many buyers also prefer to purchase the property through the Agency for their own safety. An intermediary conducts the sale process from beginning to end, completes all documents, cooperates with a notary, prepares contracts – and the content of a contract drawn up without good knowledge of the law may be incorrectly formulated, and may not have basic provisions protecting the interests of both parties.
